If you’re moving out of a rental in Brisbane, the difference between getting your full bond back and losing part of it usually comes down to one thing: how closely your clean matches what your property manager is actually checking for. Kitchen
The kitchen is the most heavily scrutinised room on any exit inspection. Agents will check inside the oven (racks, glass door, and grill), the rangehood and filter, splashbacks, the inside and outside of every cupboard and drawer, the sink and taps, and the floor behind and under appliances if they’re movable. Grease build-up on splashbacks and inside the oven are the two most common fail points we see.
Bathrooms
Expect a close look at shower screens and tiles for soap scum and mould, grout lines (mould is a common deduction reason), tapware for water spots, the exhaust fan, and behind the toilet. Silicone sealant around the shower and bath is another spot agents check specifically for mould.
Living Areas & Bedrooms
Skirting boards, light switches, power points, ceiling fans and light fittings, window tracks and sills, and inside built-in wardrobes all get checked. Carpets need professional steam cleaning (not just vacuuming) in most lease agreements — a vacuum alone won’t meet this requirement.
Windows & Doors
Streak-free glass inside (and outside where accessible), clean tracks and sills free of dust and grit, and flyscreens wiped down or washed. Sliding door tracks are an easy spot to miss but a common inspection point.
Outdoor & Garage Areas
If your lease includes a garage, carport, or outdoor area, expect it to be swept, cobwebs cleared, and any oil stains addressed as much as possible.
